For Southern California agents
Looking for a flat-fee brokerage in Southern California? On a sale, you pay a flat dollar amount when the deal closes, plus a flat monthly fee. It isn’t a percentage of the price. (Rentals on the Agent Business plan are a 90/10 split.)
I’m Joe Homs, designated broker of Pellego. My office is in Laguna Hills, at 23121 Verdugo Dr #100, Laguna Hills, CA 92653, in Orange County. On a California sale, you pay a flat dollar amount. It isn’t a percentage of the price.Agent Standard is $1,150 per closing. Agent Business is $950 per closing. Both add a monthly fee.
$85 a month + $1,150 per closing
For part-time agents and investors closing a deal or two a year.
$125 a month + $950 per closing
For working agents. The lower closing fee pays back the monthly fee within a few deals.
Agent Business costs $480 more a year and saves $200 on every closing, so it costs less once you close 3 or more deals a year. You can switch plans.
One closing fee covers a sale price up to $2,000,000 or a commission up to $50,000. Above that, the fee resets for each further $2,000,000 in price or $50,000 in commission. If you have zero experience, you pay an additional $1,850 on your first 5 closings, and you get transaction mentorship through those deals.

Pellego doesn’t publish a separate commission cap. The closing fee resets after $2,000,000 in sale price or $50,000 in commission, and then again for each further block of the same size. (Rentals on the Agent Business plan are a 90/10 split, not a flat fee.)
Each market center has a small office. Mine’s the Laguna Hills office on Verdugo Drive. Most agents connect at seasonal BBQs and in the agent-only Facebook group. On the agents map, the lights are densest around Los Angeles, Orange County, San Diego, and the Bay Area. Los Angeles, Orange County, and San Diego are the Southern California part of that map. 3/4 of agents invest.

The lower closing fee pays back the monthly fee within a few deals. You can work a sale for a regular buyer or seller, use your own brand, sell your own rehabs, and assign off-market contracts, within local rules and firm policy. You don’t have to attend meetings.
