This Privacy Policy describes how Joe Homs, designated broker of Pellego handles information collected through joehoms.com and related inquiries. It also explains your choices when using this website.
Information we collect
- Information you provide. When you email, call, text, or schedule a meeting, you may provide your name, email address, phone number, appointment details, property information, real estate preferences, and the contents of your messages.
- Technical information. Website hosting and third-party services may receive your IP address, browser and device information, referring page, pages requested, and the date and time of your visit as part of delivering and securing their services.
- Calculator inputs. The real estate calculators process inputs in your browser. The Multi-Family Analyzer saves property and financial inputs in your browser’s local storage so you can return to your work. These tools do not automatically send your calculator inputs to Joe.
Please avoid sending Social Security numbers, bank account details, or other sensitive information through ordinary email, text messages, or appointment notes.
How information is used
Information provided through inquiries and appointments is used to respond to your questions, arrange meetings, discuss properties and real estate services, and maintain related business records. Technical information may be used to operate the website, troubleshoot problems, and protect against misuse.
Service providers and disclosures
Information may be handled by providers supporting website hosting, scheduling, email, telephone, and business communications. When you request real estate services, relevant information may also be provided to Pellego and professionals involved in your requested transaction or service. Information may be disclosed when required by law or necessary to protect legal rights and prevent fraud.
Scheduling, maps, and external websites
Meeting booking uses Calendly. Opening the booking calendar loads Calendly’s service, which may collect contact details, appointment information, technical information, and cookies under its own Privacy Notice.
Interactive maps load map styles and tiles from OpenFreeMap and its supporting services. Those providers receive network information, such as your IP address, when your browser requests map resources. See OpenFreeMap’s Privacy Policy.
The website also links to external services, including Google Maps, book retailers, training resources, and social platforms. Their privacy practices apply when you visit them. Third-party services may use cookies or collect information about your activity over time and across websites; this policy does not govern their practices.
Cookies, browser storage, and tracking choices
The current public website does not include advertising pixels or analytics tracking scripts. Third-party features such as Calendly may use their own cookies and similar technologies when loaded.
The Multi-Family Analyzer uses local storage on your device to save inputs and financial settings. You can remove this saved information by clearing this website’s data in your browser settings. Avoid saving sensitive information on a shared device. The other real estate calculators do not save inputs between visits.
You can manage or block cookies and site storage through your browser settings, although some third-party features may not work as expected. The website does not currently change its behavior in response to browser “Do Not Track” signals. Third-party services determine how they respond to browser privacy signals.
Retention and security
Inquiry, appointment, and business records may be retained as needed to respond to you, provide services, and meet recordkeeping or legal obligations. Retention depends on the type of record and the service provider involved. Analyzer data saved in your browser remains there until you clear it or your browser removes it.
No internet transmission or electronic storage method can be guaranteed completely secure. Contact Joe if you need to arrange an appropriate way to share sensitive transaction documents.
Your choices and California privacy rights
You may contact Joe to request access to, correction of, or deletion of information you have provided, or to ask that optional marketing communications stop. Some records may need to be retained for legal or transaction requirements, and verification of your identity may be needed before responding.
California residents may have additional rights under applicable privacy law, including rights to know, delete, and correct personal information; opt out of its sale or sharing for cross-context behavioral advertising; limit certain uses of sensitive personal information; and receive equal treatment when exercising those rights.
