The office city. Equestrian Nellie Gail on one end, 1970s and 1980s houses and condos on the other, with the 5 on the inland side and the 73 toward the coast.

Mission Viejo
A master-planned city along the 5 and out toward the 241. Private Lake Mission Viejo, older north-end houses, and age-restricted pockets that do not price like the family tracts.

Lake Forest
Incorporated in 1991. Older El Toro-area tracts, newer Baker Ranch, and Foothill Ranch up by the 241. A buyer I worked with closed here. The villages still do not share a price.
