Aliso Viejo is the city southwest of my office, over toward the 73. It incorporated on July 1, 2001. The houses are newer than a lot of Laguna Hills, and the school district is usually not the same.

A young city with an old canyon beside it

Before it was a city, Aliso Viejo was a planned community with a community association that acted like a small government. Voters made it a city in 2001. You still feel the plan. Pacific Park Drive and Aliso Creek Road move you through it. Town Center is the everyday middle. The 73 toll road is how a lot of residents get to Costa Mesa, Newport, and the jobs along that corridor. Laguna Hills is the other direction, back toward the 5, which is why I am in and out of here on ordinary days.

Housing runs from single-family houses to townhomes, condos, and apartments. Most of it was built from the 1980s through the 2000s, so you are not shopping 1950s ranches. You are shopping associations, floor plans, and whether the house backs to a slope or to another house. The canyon side is the scenery. Aliso and Wood Canyons Wilderness Park is the large open space on that edge. It is a county wilderness park, not a backyard. Trails are the amenity. A private view is a listing claim you should go stand on.

Schools are the detail buyers skip. Capistrano Unified serves most of Aliso Viejo. Aliso Niguel High School is in the city and is part of that district. Saddleback Valley Unified also covers part of Aliso Viejo, which surprises people who just moved from Laguna Hills and assume the campus stayed the same. I confirm the address. I do not sell a school from the city logo.

The association is the second purchase

Almost every attached home, and plenty of the houses, come with an HOA. The monthly cost, the rental cap, the parking rules, and what you may do to the exterior are part of the price. I want the resale packet before we get romantic about a view. Townhomes that look alike on Pacific Park can sit in different associations with different reserves.

Decide whether you are buying the toll road or the 5. If your job is in Irvine, you will use both on different days and you should drive it at the hour you actually work. If your job is in Laguna Beach, you are close, and you are still not in Laguna Beach. The housing and the rules are the planned-city version, not the cottage version. I shop the offer the way the buyers page describes. Pick the right map before we write the offer.

Condition inside a matched neighborhood

Your neighbors’ houses often share your architecture. Buyers can see a tired floor from the doorway, and they can see a fresh one three doors down. I focus prep on the things that photograph and on anything the HOA has to approve before we touch the outside. A new paint color you loved and the association did not is a bad week.

Do not price an Aliso Viejo townhome off a Laguna Niguel hill house or a Laguna Hills equestrian lot. The buyer who is cross-shopping those is not using them as comps, and the appraiser will not either. Stay in the association, then adjust for floor and condition. Light updates, heavy rules

I do not come to Aliso Viejo looking for a boarded-up ranch. I come looking for a dated interior inside a house or townhome that is otherwise fine, and then I check whether the gap pays for the work. I put this city in the same bucket as Laguna Hills and Laguna Niguel. Read the rules on flooring, paint, and hours before you bid. A violation you inherit is not a punch-list item. It is a fine and a delay.

ADUs are a maybe on detached houses and a no on most attached product. State law is friendly to ADUs. A master association on a planned city is a second government. Ask both. Rental caps matter even more if your whole return is a lease. Some associations limit how many homes may be rented. Get the current cap in writing. I will not guess it.

If the numbers only work because you called it “close to Laguna Beach,” they do not work. Underwrite Aliso Viejo comps. The investors page is the rest of how I look at a deal.

Questions I get about Aliso Viejo

When did Aliso Viejo become a city?

July 1, 2001. It was a planned community with a community-wide association before that. The plan is still what you feel when you drive it.

Is the school district the same as Laguna Hills?

Usually no. Most of Aliso Viejo is Capistrano Unified, and Aliso Niguel High School is in the city. Part of the city is Saddleback Valley Unified. Confirm the address. Do not inherit a campus from the house you rent in Laguna Hills.

Is the canyon park inside the neighborhoods?

Aliso and Wood Canyons Wilderness Park sits on the city’s edge. Trails are real. A private gate from a backyard is not something I would promise. Go look at the actual lot.

Are these good flips?

Sometimes, as a light update, if the buy price leaves room after HOA rules and holding costs. They are rarely a gut rehab story. I will not call the whole city a deal.
